Project Background
A retrofitted practice constrained by its building.
Port Smiles Dental had reached a turning point. Operating from a converted residential building had allowed the practice to grow, but it no longer supported how the team wanted to work or the experience they wanted to provide patients. Clinical flow was constrained, accessibility was limited, and the building itself could not adapt to the future needs of the practice.
Dr Sagnik Sengupta’s ambition was not simply to build a bigger practice. The goal was to create a permanent home. One designed for long term patient care, team wellbeing, and operational clarity, without the need for compromise or future relocation.
OPTIMA’s involvement began well before dental practice design or construction commenced. Working closely with Dr Sagnik Sengupta, we helped define what the practice needed for the long term, then set out to identify the right site to support that vision. OPTIMA sourced and recommended the property, carried out detailed due diligence prior to purchase, and guided the project through a complex development approval process. With the foundations in place, the project seamlessly progressed confidently to the next phases.
