Turning a stalled project into a fresh opportunity
Dr Evangeline Alphonse’s original vision involved developing a purpose-built dental clinic in Berwick. Prior to OPTIMA’s engagement, the project became increasingly challenging, with lengthy planning delays, significant budget concerns and little progress toward completion. The timing no longer aligned with the expiry of her existing lease, creating considerable pressure to secure a new practice location.
Dr Alphonse reached out after recognising she needed a different approach. Our team reviewed the existing plans, permits and project costs before working collaboratively to assess the viability of continuing with the development. Together, it became clear that pursuing the original project would expose the practice to unnecessary cost, complexity and ongoing delays.
Rather than attempting to rescue an increasingly impractical development, OPTIMA recommended a new strategy focused on finding an existing tenancy suitable for a high-quality dental fitout. This decision created a clear pathway forward, allowing the project to move ahead with greater certainty while ensuring Dr Alphonse could relocate before her existing lease expired.
